Standard Assessment Procedure - SAP Calculations

 SAP is the Government’s Standard Assessment Procedure for calculating the energy efficiency of Dwellings and is required to comply with Part L of the building regulations. It measures the theoretical yearly energy cost per unit of space and also water heating costs. Building regulations have required,since 1995,a SAP rating on new builds and since 2001 notices have had to be posted in new homes stating the energy rating. The requirements for SAP are under constant review and are increasing all the time.

Who needs to know the Standard assessment procedure?

Everyone who is involved in building,developing,extending,converting,selling or letting a house is likely to need a SAP and EPC (Energy performance certificate).Local authorities and housing association landlords have there own SAP procedures for old and new homes.

Private home owners and Landlords

A SAP calculation will be needed if they sell up or do any of the above changes to a building. With ever increasing energy costs private individuals may wish to obtain a SAP to identify any possible savings.

How do you get a SAPS calculation?

You must use a code Assessor to obtain a SAP calculation. UK Accreditation Limited are qualified code assessors and will guide you through all stages of the rather complex process.

What do the energy ratings mean?

The SAP rating is a means of measuring the energy efficiency of a building,rated from 1-100 where 1 is the worst and 100 has no heating costs. It is possible to score more than 100 if you are generating power from renewable sources such as solar PV or wind turbines and you are selling the surplus back to the Grid. Most new Homes rate at 80 or Above and old Homes can rate from 40-60.

Carbon dioxide emission rate.

There is target emission rate for carbon dioxide (TER) that is compared with the actual dwelling emission (DER) rate of the building and scored from 1 to 10 the TER has to be passed to comply.

EPC - Energy performance certificates

Accredited energy assessors such as UK Accreditation Limited produce EPCs alongside an associated report which suggests improvements to make a building more energy efficient.

EPC's are needed when any building is sold,rented,constructed or refurbished. Energy performance certificates give information on the energy efficiency of a building on a scale from A-G .They also include a report on how the rating can be improved.
